The problem

Empty rooms running air conditioning all day. Housekeeping walking floors to find out which rooms are free. A lost key card that means re-keying. And an energy bill that is one of the largest controllable costs you have after payroll, with very little visibility into where it goes.

What we install

Guest room management

Lighting scenes, climate and curtains on one bedside or entrance panel. Do-not-disturb and make-up-room indicators at the door instead of paper hangers, visible to housekeeping without knocking. A welcome scene that triggers on entry.

RFID key cards and access

Card locks on guest rooms, with staff cards tiered by role — housekeeping, maintenance, management. A full audit trail of who entered which room and when. A lost card is deactivated in seconds instead of re-keyed.

Occupancy-linked energy control

This is where the money is. Rooms drop to a setback temperature when unoccupied and recover before the guest returns, so nobody walks into a warm room. Key-card holders or occupancy sensors cut power to an empty room. You stop paying to cool space nobody is in.

Back-of-house and common areas

Staff access control, CCTV, lobby and corridor lighting on schedules, conference room control, parking and boom access.

PMS integration

Whether check-in at reception can activate the room automatically depends on which property management system you run and which room hardware is specified. Tell us what you are using and we will tell you honestly what integrates and what does not, before you commit — rather than discovering the gap during commissioning.

How it works

  1. Site walkthrough — we walk the property with you and your maintenance lead, look at room types, existing wiring and your current locks.
  2. Design and phasing — what goes in a room, what goes back of house, and the order that keeps rooms sellable throughout.
  3. Pilot block — we would rather do a small block of rooms first so you can measure the difference before committing the whole property. It is an easier decision for you and a fairer test of the claim.
  4. Rollout — room by room, worked around your occupancy.
  5. Handover and support — your maintenance and front-office teams trained on the day-to-day.

What happens if it fails?

  • Guest-facing controls stay usable. A guest never has to understand the system to turn a light on.
  • Locks are battery powered with mechanical override and low-battery reporting, so a flat battery is never a guest standing in a corridor.
  • Load-shedding and generator changeover — room controllers hold their settings and recover without staff intervention. We size backup for the equipment that must stay live.
  • Offline operation — room control and card access keep working when the network is down. You lose central reporting, not the rooms.

Common questions

Can you retrofit an operating hotel without closing rooms?
Yes. Rooms come out of inventory for a short period rather than a wing closing. We phase it around your occupancy calendar.

How is it phased?
Usually a pilot block first, then floor by floor or wing by wing, with back-of-house done alongside.

What is the guest-facing learning curve?
It should be none. If a guest needs instructions, the panel has been badly specified.

What happens on generator or during load-shedding?
Controllers hold settings and recover automatically. Locks are unaffected. We will tell you which items need backup power and what that costs.

Who maintains it?
We support it, and we train your maintenance team on everything they can reasonably handle themselves. You should not need to call us to change a lighting schedule.

Will it integrate with our PMS?
Depends on the PMS. Ask us with the name of your system and we will give you a straight answer.
